About these rates

Where do these rates come from?

They are national averages from Moea's mortgage rate service, which combines several publicly available sources. A new reading is taken at 9 a.m., 1 p.m. and 4 p.m. Eastern each weekday, except holidays.

Are these the rates I will get?

Not necessarily. Your rate depends on your credit, down payment, loan type and the lender. Pre-approval shows the rate you qualify for.

What is the difference between the rate and the APR?

The rate sets your monthly payment. APR also counts points and fees, so it is the better number for comparing loan offers.

Why is the FHA rate different?

FHA loans are insured by the Federal Housing Administration and allow smaller down payments, but they add mortgage insurance, which the payment estimate leaves out.
